These booking conditions set out the basis upon which the Apartment Bookings are accepted for clients (“You”) by Manor Farm (Milton Keynes) Ltd (“Us”, “We”, “Our”).
Acceptance of Terms and Conditions
Upon Booking with Manor Farm (Milton Keynes) Ltd You are deemed to have read in full and accepted the following Terms and Conditions:

To reserve Your Apartment please follow the instructions on the Website or Online Travel Agency (“OTA”).
You must be at least 18 years old to make a Booking.
You will need to provide Your credit or debit card details to secure Your Booking. Manor Farm (Milton Keynes) Ltd accepts Visa, MasterCard and American Express.
Please check that the details of Your Booking are complete and accurate before You confirm Your Booking. We will not be liable for any delay or non-performance if You provide Us with incorrect information.
If You think there is an error in Your Booking or if You require any changes to a confirmed Booking, please contact Us to discuss.
Manor Farm (Milton Keynes) Ltd adopts dynamic pricing and the price of Our Apartments fluctuates based on demand. When You make a Booking request, We will give You a total price for the Apartments and number of nights You have requested. The price You pay is the price quoted to You at the time You make Your Booking.
Apartment prices are per Apartment, per night based on single or double occupancy.
Manor Farm (Milton Keynes) Ltd is not registered for VAT and therefore prices do not include VAT.
Refundable: If You book a Refundable rate You will pay in full on the day of arrival. You will be able to amend or cancel Your Booking up to 0900hrs on the day preceding the day of arrival without charge.
Non-Refundable: A Non-Refundable rate is a discounted rate that may be available. Payment in full is required for all Non-Refundable Bookings at the time of booking. Because Non-Refundable Apartments are made available at a discounted rate, these Apartments cannot be amended or refunded.
If You have not paid for Your Apartment in full at the time You make Your Booking, the full balance will be deducted from the credit card used to secure Your Booking on the day of arrival.
Facilities and Services
All Apartments are fully furnished to a high standard and include a kitchen or kitchenette equipped with appliances, cutlery, crockery and kitchen utensils appropriate to the appliances in the kitchen or kitchenette.
A Welcome Pack breakfast is provided on arrival (details on Our Website) but all further supplies should be provided by You.
A wireless broadband internet connection (WiFi) is provided on site. There is no charge for normal use, as described in Our Fair Usage Policy of this facility. If a loss of connection occurs We will endeavour to get reconnected as quickly as possible but We cannot be held liable for any losses resulting from the loss of connection. We cannot guarantee or be held responsible for the speed at any given time.
Fair Usage Policy
Fair broadband usage is described as an average of 2GB download per day. This is sufficient for all normal activities, eg Web browsing and emailing, but may be exceeded if there is significant amount of activities such as video streaming. If more download capacity is required then it may be possible to purchase additional GBs.
Each Apartment has one allocated complimentary free parking bay only. Cars and their contents are left at the owner’s/customer’s own risk. We do not accept responsibility for loss or damage.
Unless otherwise specified, a regular Housekeeping Service is carried out on stays of two nights or more. This service includes cleaning the Apartment. Bed linen and towels will only be refreshed on request.
It is not the responsibility of the Housekeeping staff to clean dishes and tidy clothes in the Apartment. Surcharge note
The cancellation policy varies according to the rate that is booked.
For rates marked as “Standard Rate” – These are cancellable without charge up to 0900hrs local time on the day preceding the first day’s stay. Cancellation and non-arrival charges apply after the relevant time and will be charged to the credit/debit card supplied at the time of Booking.
For rates marked as “Non-Refundable” – We require full prepayment for the entire stay at the time of the Booking and this is non-refundable and the Booking non-changeable. Prepayment is charged to the credit/debit card supplied at the time of the Booking. Cancellation or non-arrival will result in the forfeiture of the prepayment.
Alteration by You
If You wish to alter Your Booking (e.g. change the dates of Your stay or the Apartment requested), We will use all Our reasonable efforts to comply with Your request, however We cannot guarantee that We will be able to do so and We accept no liability for any loss, damage or additional expense that may be incurred in that circumstance.
Changes or Cancellation by the Company
Very occasionally We may need to cancel Your Booking. In such circumstances You will be given a full refund but We shall have no further liability to You arising out of such cancellation. We will, however, use reasonable endeavours to try and relocate any confirmed Booking cancelled by Us to an alternative location similar in standard to Manor Farm (Milton Keynes) Ltd.
If We need to move You to a different Apartment, for operational or safety reasons, during Your Booking for which a lower rate is available than the rate You booked at, We will refund You the difference in the rates.
Termination by Us
We have the right to terminate a Booking at any time on the grounds of abuse to staff or other guests, mistreatment of the Apartment or criminal activity on the part of those occupying the Apartment or their guests.
Damage to Apartment
You are responsible for taking all reasonable care of the Apartment and its contents. The Apartment and all equipment, utensils, furniture etc, must be left clean and tidy at the end of the hire period. Except in the case of normal Wear and tear You will be responsible for making good any damage to the Apartment or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the Apartment or their guests. Such damage must be reported to Manor Farm (Milton Keynes) Ltd without delay. The cost of the repair or replacement must be agreed with, and paid to, Us.
Rights of Access
Our representatives and subcontractors have the right of access to the Apartment at any time, with due regard to the convenience of You, for the purpose of inspection of the Apartment and to carry out any essential repair or maintenance work.
Smoking is not permitted in the Apartments or communal areas of the site. Smoking is permitted in the garden area of The Hayloft Apartment only. A surcharge of £150 will be made if evidence of smoking is discovered in the Apartment.
Manor Farm (Milton Keynes) Ltd does not accept children (a person under 16 years of age) to stay on site.
Guide dogs are accepted with prior arrangement, and other dogs may be accepted at the discretion of Manor Farm (Milton Keynes) Ltd, but otherwise no pets are allowed on site.
Manor Farm (Milton Keynes) Ltd accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse Weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.
Injury or Loss
We cannot be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the Apartment.
In the event of any litigation arising from the Booking of an Apartment with Us, the Courts in England shall have sole jurisdiction on such arising matters and English law prevalent at the time shall be applied at the time.
Any data gathered during the course of this Booking may be held digitally or on paper in accordance with GDPR.
Manor Farm (Milton Keynes) Ltd uses Freetobook booking software to enable clients to make online bookings and to manage those bookings.
This document applies to the processing of personal data collected by Manor Farm-MK ("Us", "We", "Our") in relation to an enquiry or provision of accommodation to a client ("You").
Your Personal Data
Any data collected when an enquiry or booking is made for You ie name, address, telephone number and email along with any associated payment information and “names of any guests travelling with You”, this may also include your IP address, will be stored in the freetobook System in order to process Your booking. You may be contacted by Us in relation to Your booking and/or enquiry.
Your data is also stored after You have stayed but will be kept no longer than necessary in order to comply with legal obligations and for Us to welcome Your repeat business.
Data processed directly by third parties
If You provide payment information, this will be processed directly by secure PCI Level 1 compliant payment gateway providers.
In the context of providing booking software to Manor Farm-MK to facilitate online booking, freetobook and Manor Farm-MK shall together operate as joint data controllers for the processing of Your personal data.
In accordance with General Data Protection Regulation (GDPR), freetobook and Manor Farm-MK observe reasonable procedures to prevent unauthorised access and misuse of personal information. Appropriate business systems and procedures will be employed to protect and safeguard any personal information given. Security procedures and technical and physical restrictions for accessing and using the personal information on the servers will also used. Only authorised personnel will be permitted to access personal information in the course of their work.
Control of Your Personal Data
You have the right to access data that is stored by Us. You need to email or write to Us to request an overview of Your personal data.
If You believe that We are no longer entitled to use Your personal data or if you have any other questions about how Your personal information is used or about the Privacy Statement. You need to email or write to Us.
You may also be asked to send feedback after Your stay in order for Us to further improve Our service. Your email address will be used for this purpose. If You complete a review it may be posted on the property website, facebook page, twitter or google plus. However, no identifying details will be attached to a review posting.
To Process Your information as described above, we rely on the following legal bases:
Performance of a contract. The storage of Your information may be necessary to perform the contract that You have with Us.
Legitimate Interests. We may use Your information for our legitimate interests, such as for administrative, fraud detection and legal purposes.
A cookie is a small amount of data that is placed in the browser of Your computer or on your mobile device. These cookies are used only to help you make a smooth booking and contain information like the date searched and language of booking. There is a difference between session cookies and persistent cookies. Session cookies will only exist until You close Your browser. Persistent cookies have a longer lifespan and are not automatically deleted once You close Your browser. We use persistent cookies in Google Analytics to analyse visitor traffic and behaviour.
